Average worker can't afford 2-bedroom apartment anywhere in U.S., report says

The three occupations with the greatest projected growth that pay a median wage higher than the housing wage are general operations managers, software developers and registered nurses. The same worker would still need to work 99 hours a week every week of the year to afford a one-bedroom. Hawaii is No. 1 on the Out of Reach ranking of states and you should not even entertain the idea of moving there if you want to earn minimum wage and pay for your own place.

According to the Joint Center for Housing Studies (2017), the number of homes renting for $2,000 or more per month increased by 97% between 2005 and 2015 with the new development of high-end apartments and rising rents of existing apartments.

The report comes from the National Coalition For Low Income Housing, which says only a handful of states offer affordable housing for people making less than $15 an hour. "We need to make sure government funding for housing is targeted to those among us who need help the most". A worker would need income from two jobs at Washington's minimum wage of $11.50 (the highest of all five states) to afford a one-bedroom apartment.

"The housing crisis is growing, especially for the lowest-income workers", Diane Yentel, president of the National Low Income Housing Coalition, told The Washington Post.

Each year, the group's "Out of Reach" report calculates the gap between the costs of rent and how much renters make. And a one-bedroom is available to those low-wage workers in only 22 counties in five states: Colorado, Arizona, California, Oregon and Washington. Workers there have to earn $60.02 an hour on average to live in a 2-bedroom rental. In the Boston-Cambridge-Quincy metropolitan area, that rises to $27.33.

The national housing wage for a modest one-bedroom apartment is $17.90, while the federal minimum wage is $7.25. The study looks at how much money full-time workers need to earn to afford housing without spending more than 30 percent of their income - known as a housing wage.

The report estimates that renters nationally make an average of $16.88 an hour.

What do you get when you combine minimum wage with increasing apartment rents?

The cost of housing has steadily risen along with increased demand for rentals, yet new construction has trended toward the high-end market due to lofty development expenses, the findings said. What's less clear is how, and when, affordable housing will be the new normal. The number of homes renting for $2,000 or more per month almost doubled between 2005 and 2015. For example, this week corporations including Starbucks and Amazon successfully lobbied to have the city of Seattle repeal a corporate, $275-per-employee head tax that would have raised about $50 million dollars for services addressing homelessness and providing affordable housing. Bernie Sanders of Vermont wrote in the report's preface. The worker would have to take on another, part-time, minimum-wage job to make up the difference.
